1. What we do
Elron Club AG sells services and products related to living, working and real estate. These include, in particular, the short and long-term rental of furnished apartments and co-working spaces. In addition, Elron Club AG offers additional services and products.
2. Validity
Elron Club AG acts as a contracting party to customers and is not an intermediary for third-party or platform providers.
3. Offer
All prices are in Swiss Francs (CHF). The listed prices as well as the detailed product descriptions are not guaranteed. Subject to availability/bookability and errors.
4. Conclusion of contract
By ordering goods/booking, the customer accepts the general terms and conditions (GTC), which he can find on the homepage; www.elron.club has taken note of. The customer's order is placed by telephone, in writing, via e-mail or via the online shop. Elron Club AG accepts the order by confirming the ordered goods or booking to the customer orally or in writing. When purchasing on account, you can always insist on full advance payment (except for Art. 4.1.1.), otherwise the booking/order is considered never to have been completed.
4.1 Apartments
The elron club apartments can be rented unfurnished or fully equipped.
4.1.1. Rental agreement conclusion
The customer secures the apartment by paying the first month’s rent in advance along with the security deposit. The rental agreement becomes legally valid upon signature. However, Elron Club AG reserves the right to declare the rental agreement null and void if the first month’s rent and the security deposit are not paid in full within 10 days of signing the contract.
4.1.1.1 Comprehensive Creditworthiness Check
With the intention to rent, the customer agrees that the provided personal data will be used to verify creditworthiness through a collection partner. We expressly reserve the right to reject customers with a non-conclusive result without further details or to request additional documents for a comprehensive creditworthiness check. These documents may include, among others:
- Debt collection register extract
- Payslips
- Employment contracts
- References
- Proof of assets
4.1.1.2 Security Deposit
The security deposit is generally and ideally set at 1 month's rent. In case of increased credit default- or other risk, we reserve the right to increase the security deposit to up to 3 months' rent without stating reasons, in accordance with Swiss rental law.
4.1.1.3 Individuals under 26 years of age
Individuals under 26 years of age are obliged from the outset to undergo the comprehensive creditworthiness check mentioned in section 4.1.1.1. Alternatively, or additionally, we reserve the right to apply the provisions of Art. 4.1.1.2.
4.1.1.4 Increased Wear and Tear - Children & Pets
We warmly welcome families with children as well as residents with pets and look forward to welcoming you as elron club residents. However, it is well known that small children and pets, in particular, contribute to increased wear and tear on upholstered furniture and other inventory items. For this reason, it is mandatory for these residents to book sofa and armchair covers as an additional product and pay for them with the next rent invoice. You may keep and take the sofa covers with you upon moving out. Alternatively, or additionally, we reserve the right to apply the provisions of Art. 4.1.1.2.

- Medium armchair or sofa cover 250x250 CHF 80.00
- Large armchair or sofa cover 250x350 CHF 100.00
In households with pets, a special cleaning of the upholstered furniture may be carried out at the end of the tenancy if necessary. The associated costs will be charged to the tenant. This cleaning is required to ensure that the furniture can be handed over to the next tenant in proper condition.
Please also note that in the event of substantiated noise complaints related to pet ownership, the permission to keep the respective pet shall immediately be revoked. This does not release the tenant from any of their remaining contractual obligations.
4.1.1.5 Withdrawal before Contract Conclusion
We expressly reserve the right to withdraw from the contract at any time before the conclusion of the lease agreement and without stating reasons. Compensation for viewing expenses is excluded.
4.1.1.6 Gap Fee for Delayed Rental Start
If the customer wishes to rent an apartment at a date later than the specified availability date, a Gap Fee will be charged. This fee covers the opportunity costs for the period during which the apartment remains vacant and is apportioned over the agreed minimum rental duration of the contract. The Gap Fee is therefore integrated into the monthly rental payments and distributed over the entire minimum rental period.
If the rental contract is terminated or dissolved for any reason before the agreed minimum rental period has elapsed, the remaining outstanding Gap Fee becomes fully payable. This applies regardless of whewhether a subsequent tenant is found, as the opportunity costs are not to be borne by a new tenant.
4.1.2. Early cancellation of the contract
If the tenant wishes to be released from the lease agreement prematurely, Elron Club AG will attempt to find a suitable replacement tenant. Once a valid lease agreement is established with a new tenant, the current tenant will be released from liability. If no replacement tenant is found, the current tenant is liable according to the notice periods and durations specified in the lease agreement.
If the apartment is vacated early, the tenant who has moved out remains liable for the rent until they are released from liability in accordance with the terms and durations of the lease agreement and no longer has any right to use the apartment.
In the event of early termination of the lease, a flat fee of CHF 500.00 will be charged for the search for a new tenant.
If the lease is terminated early before the end of the minimum rental period, the final cleaning will additionally be charged as follows:

- 1-bedroom CHF 990.00
- 2-bedroom CHF 1'390.00
- 3-bedroom CHF 1'590.00
4.1.3. Extenstions
Extension bookings can be communicated up to 30 days before the end of the fixed contract period. The existing capacities remain reserved, there is no right to an extension of the contract. Open-ended tenancies are subject to a notice period of 3 months, unless a different regulation is anchored in the contract.
4.1.4. Apartment handover
The apartment is handed over to the customer in a clean condition. The transfer takes place "remotely" or physically.
The standard check-in time is between 3:00 p.m. and 6:00 p.m., although this can vary by mutual agreement (If the day falls on a weekend or holiday, the next working day after applies).
The standard check-out time is between 9:00 a.m. and 11:00 a.m., although this can vary by mutual agreement (If the day falls on a weekend or holiday, the last working day before applies).
In general, the apartment must be returned in a condition that an average household would find habitable. The kitchen, dishes, household appliances, and utensils must be cleaned. Excessive dirt will be invoiced to the customer and/or offset against any security deposit.
4.1.5. Liability
The customer undertakes, upon entering into the contract, to inhabit the apartment with care and diligence. Any damages, missing inventory, above-average dirt, and other defects will be invoiced to the customer and/or offset against any security deposit. The cost calculation is carried out in accordance with Sections 4.1.6 and 4.1.7.. In case of damages to inventory, furniture or infrastructure, a one-time lump sum fee of CHF 250.00 will be charged in addition to the amount of the damage.
In general, the apartment must be returned in a condition that an average household would find habitable. The kitchen, dishes, household appliances, and utensils must be cleaned. Excessive dirt will be invoiced to the customer and/or offset against any security deposit.
If no security deposit has been made, and the liability amount has not been settled, Elron Club AG will initiate legal proceedings against the debtor, resulting in their entry into the Swiss debt enforcement register.
4.1.6. Calculation of Costs for Damage to Inventory
4.1.6.1 - Damage Categories
The costs for damage to each inventory item or residential component are determined based on four categories and derived from the original purchase price:
- 25% Minimal Damage: The inventory item or residential component has sustained minimal damage that is not immediately noticeable at first glance. The item or component can still be objectively considered aesthetically pleasing and functional. The departing tenant will be charged 25% of the time value, plus any applicable delivery and assembly costs.
- 50% Moderate Damage: The inventory item or residential component has sustained several minimal damages that are slightly noticeable at first glance. The item or component can still be objectively considered aesthetically pleasing and functional. The departing tenant will be charged 50% of the time value, plus any applicable delivery and assembly costs.
- 75% Significant Damage: The inventory item or residential component has sustained one or more significant damages that are immediately noticeable at first glance. The item or component can no longer be objectively considered fully aesthetic but remains functional. The departing tenant will be charged 75% of the time value, plus any applicable delivery and assembly costs.
- 100% Total Loss: The inventory item or residential component has sustained one or more significant damages that are immediately noticeable at first glance. The item or component can no longer be deemed usable for aesthetic or functional reasons. The departing tenant will be charged 100% of the time value, plus any applicable delivery and assembly costs. Missing inventory items or damaged residential components will also be charged at 100%.
4.1.6.2 - Consideration of Pre-existing Damage
If an inventory item or residential component was handed over with a damage category, only the difference to the damage category at the departure of the current tenant will be charged. The final settlement of the previous tenant serves as proof. In the case of a missing inventory item or damaged residential component, a 100% total loss will be assumed.
4.1.6.3 - Flat Rates for Small Inventory Items and Residential Components
Small inventory items and certain residential components are charged at a flat rate unless their individual value exceeds the flat rate:

4.1.6.4 - Calculation of Normal Wear and Tear
Normal wear and tear is calculated using the following life expectancy table, which reflects the expected lifespan of inventory items and residential components considering the base value. The time value of an item or residential component is determined by the formula: Time value = (Purchase price including delivery) × (1 - (Age in years / Lifespan in years)), provided that the time value does not fall below the minimum base value specified in the table below. The chargeable costs for damages are calculated as follows: Chargeable costs = Time value × Damage category. Damages exceeding normal wear and tear will be charged additionally with repair or replacement costs.

4.1.6.5 - Costs for Fixed Residential and Building Components
Additional costs for damages to fixed residential and building components will be calculated based on the actual repair costs incurred.
4.1.6.6 - Calculation Example
- Step 1: Calculation of the Time Value: A sofa (Category: Upholstered furniture, Lifespan: 10 years, Minimum Base Value: 15%) has a purchase price including delivery of CHF 2’000.- after 4 years of use. The initial time value is: CHF 2’000.- × (1 - (4 / 10)) = CHF 2’000.- × 0.6 = CHF 1’200.-. Since this is above the minimum base value of 15% (CHF 300.-), the time value remains CHF 1’200.-.
- Step 2: Consideration of the Damage Category: The sofa shows several visible stains and slight wear, which is classified as “50% Moderate Damage.” The chargeable costs are: CHF 1’200.- × 50 % = CHF 600.-.
- Step 3: Chargeable Costs: The total costs for the tenant amount to CHF 600.- (plus any applicable repair costs, e.g., CHF 100.- for cleaning, resulting in CHF 700.- if applicable). If the sofa were 9 years old, the initial time value would be CHF 2’000.- × (1 - (9 / 10)) = CHF 200.-, but since this falls below the minimum base value of CHF 300.-, the time value is set to CHF 300.-, and the chargeable costs would be CHF 300.- × 50 % = CHF 150.-.
4.2 Co-working places
Elron Club AG rents out entries to the elron club co-working lounges. The basic offer does not include a fixed entitlement to a personal or private workplace. The capacity limit is set carefully. Elron Club AG reserves the right that certain work zones may be temporarily busy at peak times.
4.2.1. Booking
The customer reserves the co-working entry with the full prepayment for the desired available period. If the rental period is more than 2 months (60 nights), a monthly payment modality can be agreed upon by the customer from the 3rd month (from 60 days). If the booking is not made, the rent paid in advance, but no more than 2 months' rent, is transferred to Elron Club AG as compensation for expenses.
4.3 Living services
Services directly or indirectly related to living and working are carried out according to uniform standards. The desired dates will be considered if possible, but cannot be guaranteed. The booked deployment time is provided in accordance with the customary industry standards and to the best of our knowledge and belief.
4.3.1 Cleaning Materials.
Our cleaning staff bring all the necessary professional cleaning materials and agents with them. Deviations from this are regulated in the individual cleaning offer.
4.3.2 Personnel
Respect and tolerance are the basis of our cooperation. All our employees are carefully selected and receive a legally valid employment contract in accordance with the GAV standard. We value an impeccable reputation and a correct demeanor.
4.3.3 Insurance
All mandatory insurance has been taken out for our employees and the contractor is insured for business liability cases with a guaranteed sum of 5 million Swiss francs for personal injury and property damage. Any damage will be reported to the customer immediately.
5. Product range
All information about the goods that the customer receives as part of the offer according to the online shop is non-binding. In particular, changes in design and technology that improve the functionality of a product, as well as errors in the description, illustration and price are reserved. The prices are valid for the current time. Periodic price changes are reserved.
6. Terms of payment
The prices in the online shop are guideline prices and are continuously adjusted to market conditions without prior notice. Prices are in Swiss Francs (CHF). Payment via invoice: Payment must be made net within the specified period. After this period, reminder costs will be charged to the debtor: Payment reminders are free of charge, 1st reminder, reminder with debt enforcement threat, registered reminder, as well as reminders with termination threat will each incur a charge of CHF 30.00 for additional postage and administrative costs. Additionally, according to Art. 104 Para. 1 OR, default interest of 5% will be claimed.
The security deposit must be paid by bank transfer or in cash. Payment by credit card is not accepted.
6.1 Costs in case of payment default (debt collection)
Costs in case of late payment: Processing fee (at the earliest after two written reminders following the invoice date, upon handover to a debt collection agency) in accordance with www.fairpay.ch.
7. Privacy
Elron Club AG guarantees that the provisions of the Swiss Data Protection Act and the relevant legal standards will be observed when collecting, processing and using personal data. The customer data generated during order processing is only used for internal market research purposes. A transfer to third partner companies only takes place if they are absolutely necessary for the proper provision of services (order processing). The customer agrees to this use of their data. Elron Club AG reserves the right to inform him about elron club and its innovations by e-mail.
7.1 Creditworthiness Check
The submitted customer data can be used to assess the creditworthiness of the prospective contractual partner before entering into an agreement.
8. Jurisdiction and Applicable Law
These General Terms and Conditions and the contracts concluded on the basis of these General Terms and Conditions are subject to Swiss law. The place of jurisdiction is at the registered office of Elron Club AG in Switzerland.
9. Final Provisions
When selling the goods and bookings offered in the online shop of Elron Club AG, the general terms and conditions that are valid at the time the respective contract is concluded apply exclusively. These terms and conditions take precedence over any customer's own terms and conditions. Should individual provisions of these General Terms and Conditions be or become ineffective, this shall not affect the legal validity of the remaining provisions. Otherwise, Elron Club AG reserves the right to amend these General Terms and Conditions at any time.
